Why metal is gaining in Hampton Roads

An asphalt roof in Chesapeake lasts 20–25 years. A properly specified metal roof lasts 40–60. The other reason is wind. A standing-seam panel is clipped or screwed continuously to the deck along its full length, with no leading edges for the wind to lift. Most systems we install carry a Class 90 uplift rating (UL 580), which is well past anything Chesapeake sees outside a direct hurricane hit.

Coastal spec matters more than brand

This is the part where metal roofs go wrong here. Within a few miles of salt water — and all of Chesapeake qualifies — plain galvanized steel starts to rust at cut edges and scratches within a decade. What we install instead:

• Aluminum panels with a Kynar 500 / PVDF finish for homes near the water. Aluminum doesn't rust, period. It dents a little easier, and it costs about 20% more than steel.
• Galvalume steel (aluminum-zinc coated) with a Kynar finish for homes farther inland. Excellent corrosion resistance at a lower price. Not for direct salt spray.
• Stainless or coated fasteners — never plain zinc screws, which streak the roof with rust in three years.
• Kynar over polyester paint every time. The cheaper polyester finishes chalk and fade in our UV inside ten years.

Standing seam versus exposed fastener

Standing seam — panels with raised, interlocking seams and concealed clips. No screws through the panel face, which means no gaskets to dry out and leak. The right choice for a house. $1,200–$2,000 per square installed, so $30,000–$55,000 on a typical Chesapeake two-story.

Exposed fastener (sometimes called ag panel or 5V) — panels screwed through the face with gasketed screws. Cheaper and fine on a garage, shed, porch or barn, but on a house the 2,000 or so gaskets each become a maintenance item around year 15. $800–$1,300 per square installed.

Both are roughly two to three times the cost of an architectural shingle replacement. The math works if you're staying 15 years or more, or if you're buying a waterfront home where replacing shingles every two decades is a certainty.

What the job involves

A full tear-off (we don't install metal over shingles on a house — the old roof holds moisture against the deck), decking repairs, a high-temperature synthetic underlayment rated for metal, then panels formed on site or shop-cut to your roof's exact lengths. Trim, ridge, and flashing are all matched metal. A 2,000 sq ft home takes three to five days.

Trade-offs, honestly

Metal is louder in heavy rain than shingles unless the attic is insulated well, which most Chesapeake attics are. It shows dents from large hail, which we rarely get. The color you pick is the color for 40 years. And an exposed-fastener roof, however cheap, will need screws replaced eventually. If those bother you, a Class H architectural shingle roof with six nails is still a good roof for this coast, and we'll say so.
