When it's time

Chesapeake's housing stock tells you most of what you need to know. The bulk of the city's subdivisions went up between 1975 and 1999, and a lot of those homes got their second roof — usually 25- or 30-year architectural shingles — between 2000 and 2008. In this climate those shingles are done at 20 to 25 years. The signs:

  • Two or more repairs in the last couple of years in different places

Permits and the paperwork

How long does a roof replacement take in Chesapeake?

One day for most single-story homes, two for a large two-story or a roof with a lot of cut-up sections. We don't start a tear-off if the forecast shows rain before we can get the deck dried in, which in nor'easter season sometimes means a day's delay. Every deck is covered with underlayment before the crew leaves.

Should I get architectural or three-tab shingles?

Architectural. They're thicker, rated for higher wind, last 5–10 years longer, and cost only about 15% more on a Chesapeake roof. Three-tab shingles are the ones you see peeled back in the yard after every storm.

Will my homeowners insurance pay for a new roof?
