Roofing in Great Bridge, Greenbrier and Hickory
Greenbrier is the densest housing in the city: Greenbrier East and West, Las Gaviotas, Etheridge Manor and the neighborhoods off Volvo Parkway and Greenbrier Parkway, most built between 1978 and 1995. These are the homes that got a second roof in the early 2000s, and that architectural shingle roof is 20-plus years old now. If you live here and haven't replaced the roof since you bought, it's time to have it looked at.
Great Bridge runs larger and newer — Cedar Grove, Riverwalk, Edinburgh, Cahoon Plantation, the homes off Cedar Road and Mount Pleasant Road — 1990s to 2010s, two stories, steep hips, plenty of valleys and dormers. Original roofs on the 1990s houses are due; the 2005–2015 houses mostly have leaks at boots, skylights and flashing rather than worn-out shingles.
Hickory is large lots, newer custom homes, and more exposure to the open fields and the Northwest River. Wind hits harder here with fewer trees to break it, and this is where we install the most standing-seam metal in the city.
What fails here
- Second-generation architectural shingles at 22–25 years in Greenbrier — granule loss, cupped edges, seal strips gone. Replacement territory.
- Valleys and dormer flashing on the cut-up Great Bridge roofs. A valley re-lay with membrane underneath is $500–$1,200.
- Wind-creased slopes facing south and east after tropical remnants — Hickory and the Cedar Road corridor get the worst of it.
- Attic ventilation. Many 1980s Greenbrier homes have gable vents and no soffit intake, which cooks the shingles from below in August and shortens their life by years. Fixed cheaply during a replacement.
- Tree damage. The big loblolly pines and water oaks that make Greenbrier's older streets shady also come down in saturated ground.

My Greenbrier roof was replaced around 2003. Is it done?
Probably close. Architectural shingles from that era last 20–25 years in our climate, and most of the 2002–2005 Greenbrier roofs we inspect are losing granules and seal strip adhesion now. Some have three or four years left with a couple of repairs; we'll tell you which.
Do you need HOA approval to replace a roof in Great Bridge?
For a like-for-like shingle replacement in the same color, usually not, but check your covenants. For a color change or a switch to metal, most Great Bridge HOAs want a submission first. We supply what they ask for.
